In the past several these costs have been high as we have paved the roads, dealt with deferred maintenance and had a major road cave-in.  The fees with all the surcharges have ranged as high as $6,000, but before this they have been as low as $1,500.  Now that we have paved the roads, resurfaced the tennis court, and fixed the outer dock issues, we expect the dues to fall again in the future.  Direct running costs--ie gardener are approximately $650 per lot.

2015 bill and it is $3,543.68, which includes a reserve fee (to top up our reserve fund) of $1,120.
